Background

We were appointed as part of a high-profile strategic joint venture with Cheshire West and Chester Council, QWest Homes, The Riverside Group, and Equans to deliver ‘The Woodlands’ residential development in Winsford. The project required the complete transformation of a vacant 17-acre brownfield site behind the former Verdin Exchange into a sustainable community of 268 low-carbon homes. Funded via Homes England’s Accelerated Construction Funding, this major regeneration initiative targeted local housing shortages by creating an energy-efficient mixture of open-market, shared-ownership, and affordable-rent properties, alongside unique self-finish home opportunities.

A Collaborative and Phased Delivery Approach

Established site-wide logistics across the 17-acre footprint, segregating active construction zones from retained public playing fields and setting up secure arterial plant routes.

Executed extensive site clearance, remediation of vacant brownfield zones, and bulk earthworks to establish stable, engineered building plateaus for the multiple housing blocks.

Core Delivery & Main Works Execution

Commenced the phased construction of 268 residential units, erecting structural frames and roofing systems utilizing advanced building fabric techniques to achieve low-carbon specifications.

Technical Systems & Integration Testing

Installed primary utility infrastructure, completed low-carbon mechanical and electrical integrations, and successfully completed watertight shell-builds for specific self-finish plots.

Quality Assurance & Client Handover

Conducted rigorous NHBC Buildmark standard inspections across each completed phase, coordinating with council and housing association partners for seamless handover transitions.

Project Outcome

The Woodlands regeneration scheme successfully transformed 17 acres of underutilized land into a thriving, low-carbon residential community delivered in line with the Winsford Neighbourhood Plan. By utilizing accelerated construction methodologies, the development introduced a balanced mix of 268 high-efficiency homes to the borough without delaying public funding timelines.

The project provided a significant socioeconomic boost to the public purse, delivered 161 critical affordable-housing units to support social landlords, and achieved a regional first by introducing flexible self-finish interior options for incoming residents.
